The Corners to bring new stores and restaurants to Waukesha County

The Marcus Corp. today announced several tenants for The Corners, the 460,000-square-foot mixed use development that it plans to build at I-94, Barker Road and Bluemound Road in the Town of Brookfield. Most of the tenants will be opening their first locations in Waukesha County, and several will be opening their first locations in the state.

The tenant announcement came after the Town of Brookfield Board Tuesday night approved a $38 million tax incremental financing (TIF) plan for the project.

Construction could begin next spring and The Corners could open in the fall of 2015.

“We are working toward a spring start to achieve a fall 2015 opening,” said Katie Falvey, director of real estate for The Marcus Corp. “The approval of the TIF, first and foremost, was paramount in our efforts to try to achieve the fall 2015 opening.”

CarVal Investors LLC, a subsidiary of Minneapolis-based Cargill Inc., and Chicago-based M&J Wilkow are partnering with The Marcus Corp. on The Corners development.

The project will be anchored by a 140,000-square-foot Von Maur store. It will be the first location in the state for the Davenport, Iowa-based upscale deparment store chain. The Von Maur store had been announced previously, but until now The Marcus Corp. has been tight-lipped about other tenants for the project.

Tenants announced today for The Corners include:

Arhaus Furniture, which will open its first Wisconsin location at The Corners. Walton Hills, Ohio-based Arhaus currently has 40 U.S. locations.

BRIO Tuscan Grille, an Italian restaurant that is part of the BRAVO/BRIO Restaurant Group. It will be the first location for BRIO in Wisconsin.

CRAVE Restaurant, a Minneapolis-based restaurant chain that will also open its first Wisconsin location at The Corners.

that The Marcus Corp. was in talks with Brio and Crave for The Corners.

Café Benelux, a restaurant owned by Milwaukee-based Lowlands Group, will open a location at The Corners. It will be the first Waukesha County restaurant for Lowlands Group. The restaurant will have a rooftop dining deck.

Colective Coffee will open its first Waukesha County location at The Corners. The Milwaukee-based company currently has nine locations. It will occupy a space right on the public park at the center of The Corners.

Grimaldi’s Pizza, a New York-style pizzeria, will open its first Wisconsin location at The Corners.

Hot Mama, a retail boutique for moms, will open its first Waukesha County location at The Corners. It also has a location at Bayshore Town Center in Glendale.

Kilwins, a chocolate, fudge and ice cream store located in downtown Lake Geneva, is seeking a franchisee to operate a location at The Corners.

White House Black Market, a national women’s boutique, will open its first Waukesha County location at The Corners. It currently has stores at Bayshore Town Center, Mayfair Mall in Wauwatosa and in Pleasant Prairie.

Chico’s, a women’s boutique, is the only tenant announced today for The Corners that is already in Waukesha County. Chico’s presumably will move its store in Harvard Square at 18000 W. Bluemound Road in Brookfield to The Corners.

“The Corners is the Wisconsin choice for several popular, nationally-known, first-to-market retailers and restaurants,” said Falvey. “In addition to the national tenants, many of whom have been looking for a unique project in order to make their entrance into Wisconsin, our goal from day one has been to also incorporate local flavor into an eclectic mix of fashion, dining, and vibrant living. The Corners’ location in the Town of Brookfield on I-94 and Bluemound Roads – a first-tier suburban redevelopment – will allow us to create a distinctive, new regional destination. As evident from this initial mix of restaurants and retailers opening in The Corners, the project is appealing to ‘best-in-class’ operators, from coffee and special occasion dining, to upscale fashion, and everything in between.”

Falvey said Marcus is in advanced negotiations with more than two dozen additional leading brands, with further announcements to come.
