Real estate deal of the week

Van Brothers VI LLC recently purchased the 212,000-square-foot, 74-year-old industrial building at 5300 N. 33rd St., Milwaukee, from Villard Street LLC for $3.75 million, well above the building’s assessed value of $2.2 million, according to city records. Van Brothers VI was represented by Ross Smith of The Dickman Co. and Villard Street LLC was represented by Sam Dickman Jr. and Sam Dickman Sr. of The Dickman Co. The managing partner for Van Brothers VI is Earl VanderWielen. The principal of Villard Street LLC is Tom Beaudry. The building is fully occupied by four tenants: Wisconsin Southern Railroad, Complete Warehouse, Wausau Steel and NRE. Villard Street bought the building a few years ago when it was about 40 percent occupied, Smith said, and was able to lease the entire building, increasing its value.
