Zilber purchases 70,000-square-foot Menomonee Falls office building; Brookfield office building sold for $1.63 million

Zilber Ltd. purchases 70,000-square-foot office building in Menomonee Falls
Milwaukee-based Zilber Ltd. recently purchased the 70,000-square-foot Falls Commerce Center III building at N56 W13525-645 Silver Spring Dr., located southwest of Silver Spring Drive and Lilly Road in Menomonee Falls, from BREOF (Brookfield Real Estate Opportunity Fund) AIP Wisconsin LLC.
Zilber Ltd. retained NAI MLG Commercial brokers Curt Pitzen and Adam Matson as the leasing agents for the building.
The sale price for the building was not disclosed by Zilber. However, a commercial real estate source said the building was sold for between $3.2 million and $3.4 million.
The tenants in the building are: Cintas, Epic Color Group, Thyssenkrupp Elevator, Milwaukee Sporting Goods, MGI Communications Inc., Universal Restoration Services and Glidden.
Earlier this year, Brookfield Real Estate Opportunity Fund sold the Falls Commerce Center I and Falls Commerce Center II buildings, which have a combined 72,748 square feet of space, for $2.35 million to Sterling Investments LLC. Sterling Investments LLC was formed by the owners of Sterling Commerce Group Inc., a tenant in Falls Commerce Center.

Brookfield office building sold for $1.63 million
3MG Future Investments LLC recently purchased the 33,145-square-foot Office in the Green office building at 165 Bishops Way, Brookfield, for $1.63 million, or $49.17 per square foot. Joe Lak and Mike Wanezek of Inland Companies brokered the deal. The tenants in the building are: AGIS Insurance Center Inc., Duquaine, Melka & Koplein S.C. and Sand Castle Investments LLC.
