Comprehensive Plan: Adopted 1976. Amended Periodically.

Basic Process of Approval or Denial of a Development Plan: Contact Community Development Department staff pertaining to potential development inquiry, then meet informally to discuss zoning issues and city review and approval process. Proceed to appropriate review body for approval.

TIF Districts: The City has successfully utilized TIF Districts and tax incremental financing for redevelopment projects. The City has created eight TIF Districts; all but three of which are closed out.

Projects: Bayshore Mall and environs redevelopment area, West Silver Spring Drive revitalization, Glendale Technology Center, Woodfield Suites Environmental, Estabrook Corporate Park, Coventry Office and Apartment Complex, Manchester East and Northeast Corporate Center.

Time Schedule and Plan Approval: Typical review and approval time period from first contact to final approval is one to two months depending on the scale and scope of the project and required review and approval process.

Building or Growth Moratoria: There are currently on building or growth moratoria in place.

Environmental Issues:  Stormwater permit required.
