Wangard say 875 East Wisconsin expansion will occur upon Artisan Partners’ request

Investment management firm Artisan Partners announced that it has renewed its lease of 82,700 square feet of space in the downtown Milwaukee office building at 875 E. Wisconsin Ave.

The firm also said that its future headquarters expansion plans could trigger an addition to the 8-story, 209,000-square-foot office building, which is 100 percent leased and is owned by an investment group managed by Wangard Advisors, which is part of Wauwatosa-based Wangard’s group of companies.

Wangard is working on plans for an addition of up to 165,000 square feet of space and 9 stories tall, which would be built on top of the parking structure just south of the 875 E. Wisconsin Ave. building. Milwaukee-based Eppstein Uhen Architects Inc. is the designer for the project.

“We have planned the entire building expansion,” said Stewart Wangard, chief executive officer, chairman and founder of Wangard.

Artisan Partners will determine when the addition is built, Wangard said.

“It’s really up to Artisan to select the date of that,” he said. “The expansion will occur when they request it. We’ve had regular communications with Artisan about their space needs. Right now we feel we can accomodate them through remodeling of their current space.”

Other tenants have expressed interest in occupying space in the building expansion, Wangard said.

“We’ve received inquires from a number of different parties that are interested in leasing space in the building,” he said.
