Basic process of approval or denial of a development plan:
1st The Planning Commission goes through a three phase process
• Conceptual
• Preliminary
• Final
2nd The Village Board reviews for approval and adoption
TIF districts: Started in 1994, the TID is projected to close in 2014.
Redevelopment Aid: TID/TIF funding only.

Environmental Issues: None specifically listed.
Single Development Department: There is not a single department that walks the developer through the process. There is a Community Department, the Design Review Committee (DCR) that meets every Wednesday from 10 a.m. to 12 p.m., no appointments necessary.
