The
Silver Spring Golf Club in Menomonee Falls could be turned into a single-family subdivision, according to plans filed with the village.
The 36-hole, 278-acre golf club and banquet center is located at N56 W21318 Silver Spring Drive. A group led by Highland Park, Illinois-based
Legacy Varin Property Management LLC recently filed plans to develop a 440-lot subdivision at the site. The development is named Fox River Falls.
According to a village report, the lots average one-quarter acre in size. The subdivision would consist of four different housing types, including 127 age-targeted, 177 traditional, 89 semi-custom and 47 fully custom homes.
Age-targeted homes would be built on one-seventh-acre lots, total around 1,750 square feet and would cost around $400,000.
The traditional homes would go up on one-fifth-acre lots. They would total around 2,625 square feet and cost about $490,000.
The semi-custom homes would go up on quarter-acre lots, would average around 3,000 square feet and have a price tag around $600,000.
Finally, the custom homes would be built on one-third-acre lots and would range in size from 4,000 to 5,500 square feet.
Nearly half of the site's 278 acres would be preserved as open space. This includes about 80.5 acres of recreation trails, open space and stormwater management. It also includes 54 acres of floodplains and wetlands.
The plans are scheduled for discussion by the Plan Commission on Tuesday evening. Since they are only conceptual, no formal vote will be taken on them.
The concept was created "after thoroughly reviewing environmental information, market data, neighboring site analysis, and existing conditions of the site," according to the submitted information.
David Nankin, managing member of Legacy Varin, said in an email that his group has owned the site since late 2012.
"We began to consider this site for redevelopment due to the decline in interest in golf," Nankin said. "We have carefully designed product types based upon an independent market study which confirmed our belief that there is demand for additional single family homes in Menomonee Falls."
He said Legacy Varin would ideally begin construction in the fall of 2021.
Planning Department staff noted in the village report that a similar development concept on the south side of Silver Spring Drive, than a mile east of this site, was denied because the lots didn't "fit in" with the existing neighborhood.
"Staff doesn't have an issue with the concept, but believes the lots along the west side of the development should be increased in size to more closely resemble the abutting lots in abutting subdivisions," the report states. "Staff also recommends a dense landscape screen along the south and east sides of the development."
