A venture controlled by James Pritzker has landed its first major tenant at the Monroe Building near Millennium Park, after a costly gut rehab that preserved the key architectural details of the Gothic classic.
Chicago-based Hyper Marketing Inc. leased about 23,000 square feet on the top two floors of the 16-story structure at 104 S. Michigan Ave. Built 100 years ago, Mr. Pritzker paid $31.2 million in early 2006 for the building, now home to the Pritzker Military Library, an organization founded by Mr. Pritzker, a retired Illinois Army National Guard colonel.
The 218,000-square-foot building was “relatively unoccupied” during the restoration but is now 54 percent leased, said Sean McGowan, chief operating officer at Chicago-based Tawani Enterprises Inc., an investment firm controlled by Mr. Pritzker.
