In the next one to two months, the Village of Pleasant Prairie will put a pair of prime development sites on the market, said Village Administrator Michael Pollocoff. The two sites are located near the rapidly developing I-94 and Highway 165/Q interchange. One is a 33-acre site southwest of the interchange. The other is a 40-acre site further south, and separated from the 33-acre site by a vacant parcel of land where Jockey International had planned to build a new headquarters, but has not moved forward with those plans.
The village wants to see a hotel, restaurants and mixed-use retail or office development on the 33-acre site, Pollocoff said. On the 40-acre site the village expects to attract retail or office development, he said.
Sprawl from the Chicago area has already attracted significant development to the I-94 corridor in Pleasant Prairie.
Waukegan, Ill.-based Uline Inc. has begun site work for the construction of a new corporate headquarters on a 200-acre site southwest of I-94 and Highway 165/Q, and the building construction work is expected to begin soon, Pollocoff said. The facility will consist of 218,000 square feet of office space and 1 million square feet of distribution space. Construction of the corporate offices is expected to be complete during the spring of 2010. Initially, about 650 employees are expected to work in the Uline headquarters. Construction for the distribution space is expected to be complete by the end of 2009. Initially 200 employees will work at the distribution center. Later, in a second phase of the project, Uline plans to add another 200,000 square feet of office space and 800,000 square feet of distribution space. Completion of all phases for the Uline campus is expected to be complete in 2015.
Northwest of the interchange are about 500 acres of vacant land purchased by Abbott Labs, which still has not indicated when it plans to develop the site. According to an agreement that the company is finalizing with the village, it plans to build a gated campus of office and research buildings on the site.
In addition, a Radisson Hotel, the Prime Outlets shopping center and the LakeView Corporate Park are all already located east of the I-94 and Highway 165/Q interchange.
