Plans for massive distribution center approved in Pleasant Prairie

Pleasant Prairie village officials this week approved plans by City of Industry, Calif.-based Majestic Realty Company to build a 1.18 million-square-foot warehouse/distribution center on an 87.5-acre site east of County Highway H and south of Bain Station Road.

The company plans to complete the project in two phases, with a 750,400-square-foot first phase and a 430,080-square-foot second phase.

No tenants for the building have been announced.

Majestic Realty plans to purchase the property from Wispark LLC, which has developed the LakeView Corporate Park in Pleasant Prairie, which has attracted several industrial developments including numerous tenants from Illinois.

Most of the industrial development in Kenosha County in recent years has been for warehouse and distribution operations.

National distribution operations prefer the southwest suburbs of Chicago, which is better positioned to reach a larger geographic area, but the Kenosha County area is an attractive regional distribution area for companies that want to serve the southeast Wisconsin and northeastern Illinois regions, said Jerry Franke, president of Wispark.

“The Kenosha area has proven itself to be a pretty good distribution hub,” said Franke. “It’s right between Chicago and Milwaukee. That’s a good location to serve both markets.”
