Mandel Group has begun work on the fourth phase of its The North End project, which will add 155 apartments to the 650-unit mixed-use development along the Milwaukee River.
The $200 million project is the largest concentration of new apartment development within Milwaukee’s downtown. So far, 406 apartments have been constructed.
Mandel Group says it continues to experience strong demand for apartments within The North End. Completed phases of the development are 96 percent occupied. Phase three of The North End contains a 168 units, which Phil Aiello, senior vice president of development for Mandel Group, predicts will be fully occupied by the end of the year.
Phase four will begin leasing in mid-2017.
A 30,000- square foot Fresh Thyme Farmers Market on East Pleasant Street is scheduled to open this spring in the third phase of The North End project.
The North Water Street corridor continues to be a booming area for development. Earlier this month, Wauwatosa-based real estate firm Wangard Partners Inc. announced plans to convert the former Laacke & Joys building, 1433 N.  Water St. into office space and a restaurant.
Wangard also plans to construct a two-building development along the Milwaukee River, at Brady and Water streets, with 160 to 200 apartments and up to 12,000 square feet of retail space.
Tim Gokhman and Jim Wiechmann are building Rhythm, a seven-story 140-unit apartment building at 1632-40 N. Water St.
