Brookfield-based Hunzinger Construction Co. plans to build a 34,000-square-foot building on Gateway Road in the Gateway West Commerce Center in Brookfield for Environmental Systems Inc. (ESI). ESI will move its headquarters to the building from a 15,000-square-foot building at W223 N603 Saratoga Dr. in the City of Pewaukee.
ESI will lease most of the building from Hunzinger with an option to purchase sometime in the future.
ESI designs and supports building management systems. One of the company’s major competitors is Glendale-based Johnson Controls Inc.
The company acquired ECC Controls Inc. late last year. Because of the acquisition and its own organic growth ESI needed more overall space and wanted more office and meeting space, said president Paul Oswald.
The company has 66 employees and will have about 71 to 75 when the new building is complete near the end of this year, Oswald said.
Hunzinger is looking for a tenant to lease about 8,400 square feet of space in the building that will not be occupied by ESI.
"I intend to find a tenant for that," said Hunzinger executive vice president Jim Hunzinger.
Hunzinger Construction Co. will use "sustainable" design and construction techniques with the buildling and will seek LEED certification from the United States Green Building Council, Hunzinger said.
"What we are looking for is a like-minded tenant," he said. "Someone that wants to be in a sustainable building."
The architect for the project is Stephen Perry Smith Architects Inc.
