HSA breaks ground on 68-acre industrial park in Bristol

Developer addressing 'rising e-commerce demand'

Chicago-based developer HSA Commercial Real Estate has broken ground on the first phase of the Bristol Highlands Commerce Center, a 68-acre business park at Wilmot Road and 136th Avenue near the Wisconsin-Illinois border.

According to a news release, the first phase consists of two speculative buildings totaling nearly 629,900 square feet. The roughly 157,700-square-foot warehouse and 472,200-square-foot distribution center buildings are scheduled for completion in the fourth quarter this year.

Site work and mass grading for the business park is already underway, and the buildings are expected to start going vertical later this month.

A remaining 25-acre parcel can accommodate another up to 450,000-square-foot warehouse. This would create a total warehouse capacity of over 1 million square feet in the business park.

“While many developers are pushing pause right now as a result of the COVID-19 pandemic, we believe projects like Bristol Highlands Commerce Center are more important than ever to meet rising e-commerce demand,” Bob Smietana, HSA vice chairman and chief executive officer, said in the release. “A growing dependence on e-commerce makes it critical for warehouse and logistics businesses to expand their capacities and streamline delivery capabilities — and developing high-clear, last-mile distribution facilities is essential to that operation.”

Also involved in the project is investment advisory firm Washington Capital Management, on behalf of one of its clients, according to the release. Itasca, Illinois-based Premier Design + Build Group is serving as general contractor. Riverwoods, Illinois-based Partners in Design Architects is responsible for the project design. Brookfield-based Pinnacle Engineering is managing civil engineering.

Jeff Hoffman and Chad Vande Zande of Cushman & Wakefield | Boerke in Milwaukee, along with Eric Fischer of Cushman & Wakefield in Chicago, are marketing the buildings for lease on behalf of ownership.
