New retail building proposed on West Saint Paul Avenue in Waukesha

10,000-square-foot St. Paul Place will house three tenants

A new, nearly 10,000-square-foot three-tenant retail and office building known as St. Paul Place is being proposed on West St. Paul Avenue in Waukesha.

According to plans filed with the city, the new building will be located at 222 W. St. Paul Ave., which falls in an area between Madison Street and West North Street/Wisconsin Avenue. The building will actually be an extension to the southern portion of an existing facility at the site.

The project is being developed by St. Paul Place Partners LLP, which is registered to Stephen VanderBloemen, a partner at The VanderBloemen Group.

VanderBloemen said his company, a CPA firm that specializes in construction contractors, is already located at the facility with its offices facing West North Street. The property is bounded by Fuller Street, West St. Paul Avenue, Emily Street and West North Street.

The VanderBloemen Group renovated and moved into its existing office space in 2014, and had originally planned to also renovate the other three buildings on the site, but later discovered “all kinds of issues” with them, said VanderBloemen.

“We’re tearing down the other three buildings on the site and building new,” he said.

With the St. Paul Place building addition, the new facility on the site will total about 15,000 square feet, VanderBloemen said. The facility currently has about 17,500 square feet.

The CPA firm will take up between 11,000 and 12,000 square feet, while the other two tenants will have about 1,500 square feet a piece. VanderBloemen said the plan is to have one of the tenants be a coffee shop or restaurant, which would have outdoor seating on a deck facing St. Paul Avenue. The other tenant would also likely be another retail tenant.

Waukesha’s Plan Commission is scheduled to take up a final site plan and architectural review related to the project during its March meeting. VanderBloemen said this marks the last round of approvals needed from the city before the project can move forward.

The VanderBloemen Group has 45 employees in four different offices. There are currently seven permanent employees as its West North Street location. Once the building addition is finished, VanderBloemen said the location will have about 15 employees there.
