A Madison-area developer is planning to build a retail and residential development on part of a former brownfield southwest of downtown Kenosha.
Middleton-based Professional Realty Development Corp. plans for development on a former industrial property southeast of 63rd Street (Highway 50) and 20th Avenue include: a 54,000-square-foot grocery store; a 15,000-square-foot retail building; an 8,000-square-foot retail building; and a three-story, mixed-use building with 30,000 square feet of retail space on the first floor and 62 residential units on the upper two floors.
The property was formerly the site of an industrial facility for American Brass, a manufacturer of brass pipes and fittings, which closed down the operation in 2000. The city and Atlantic Richfield Co., the parent company of American Brass, split the $10 million cost to clean up the 30-acre property. The city owns the land.
Professional Realty Development Corp. is developing 10 acres on the west side of the property. The rest of the property is not ready yet for development, due to some unresolved environmental issues, but when it is ready, city officials plan to seek a residential developer to build single-family homes there.
Construction on the Professional Realty Development Corp. project is expected to begin later this year.
New Berlin
OfficeMax plans to build a 20,000-square-foot store at 15480 W. Beloit Road, on a vacant lot between a Michaels arts and crafts store and a Sportsman's Warehouse. The site is northeast of the Interstate 43 and Moorland Road interchange. OfficeMax Inc. is an Itasca, Ill.-based office products retailer with more than 900 stores in the United States, Mexico, Puerto Rico and the U.S. Virgin Islands. OfficeMax is also planning to open a 15,000-square-foot store at the Shops of Grand Avenue in downtown Milwaukee.
Delavan
Walgreens plans to build a 30,000-square-foot store at 445 S. Wright St. to replace its store at 303 S. Wright St. The new location will be much larger than the current store. "That old store is probably 3,000 to 5,000 square feet. It's very small," said Joe Mesler, Delavan building/zoning administrator. "There is talk the Family Dollar may expand into (the current Walgreens space)." A Burger King restaurant on the site of the new Walgreens will close and be torn down. The Deerfield, Ill.-based drugstore chain has 4,683 stores in 44 states and Puerto Rico.
Kim DeVincentis plans to open a wellness center and spa at 601 E. Walworth Ave.
Glendale
Ink, Inc. plans to open a Cartridge World store at 6969 N. Port Washington Road in 1,200 square feet of space at the Glendale Market. The store will sell ink and toner cartridges and provide refill services.
Robert and Lauren Gibbs plan to build a 1,280-square-foot addition to a building they own at 6025 N. Green Bay Ave. to provide space for the dental offices of Dr. Irving Cohn and Dr. Mark Cohn.
Profinish plans to operate out of 1,500 square feet of space at 6161 N. Flint Road. Profinish does wet sanding and polishing of exterior surfaces.
Reindl Bindery Co. recently announced the sale of its 200,000-square-foot manufacturing and office building to Weas Development. Reindl is leasing 75,000 square feet in the building to continue its operations. "The sale of our building is part of a long-range plan that will allow for the future growth of our company," company president Dale Reindel said. "We're able to consolidate our operations utilizing less space to optimize our operating efficiencies, while continuing to provide customers with the highest levels of quality and service."
Waukesha
Brown Deer-based Bank Mutual Corp. plans to build a 4,034-square-foot branch in the Grandview Plaza development on Meadow Lane, which is west of Grandview Boulevard and south of Silvernail Road. The bank would be built next to a Qdoba Mexican Grill restaurant that is under construction. Bank Mutual has 70 branches in Wisconsin and one in Minnesota. The bank has 19 branches in the Milwaukee area, but none in Waukesha.
St. Louis-based Enterprise Rent-A-Car Company plans to open a car rental agency at 2210 Silvernail Road. It would be in a vacant 1,838-square-foot building, which formerly housed a photo processing business. Enterprise Rent-A-Car has two other Waukesha locations.
West Bend
Wendy's plans to open a 3,000-square-foot restaurant on an outlot in the Home Depot parking lot on Paradise Drive, just east of U.S. Highway 45. The Home Depot store at 700 W. Paradise Dr. opened last year. The Wendy's will be located between a Bank One branch and an Arby's restaurant, which is under construction. The developer for the Wendy's project is Oak Creek-based Bridgeman Foods II Inc. A 1.3-acre outlot west of Arbys' is still available for development. Wendy's has 66 locations in Wisconsin, but none in West Bend.
