Several national retailers are interested in the 84South mixed-use development in Greenfield and are seriously considering plans to open stores in the project. Nine retailers and six restaurants are in various stages of negotiations for lease deals with Cobalt Partners, the Milwaukee-based developer leading the project, according to commercial real estate sources.
The retailers include Stein Mart, Total Wine & More, Ross Dress for Less, Marshalls, Ulta Beauty, OshKosh B’Gosh, Carter’s, Kirkland’s and Five Below.
Several restaurant chains are also in various stages of negotiations for lease deals in outlot buildings at 84South, sources say. They include Portillo’s, Five Guys, Chipotle Mexican Grill, Potbelly Sandwich Shop, MOD Pizza and Panera Bread, which would relocate from 7840 W. Layton Ave.
Those retail and restaurant tenants would join the previously announced anchor tenants for the project: a Steinhafels furniture store and a Fresh Thyme Farmers Market grocery store.
Those leading the 84South project declined to comment today on the potential tenants.
“Our policy is not to comment regarding on-going tenant negotiations,” said Scott Yauck, president and CEO of Cobalt Partners. “We will, however, confirm tenants upon lease execution.”
“We only comment on retailers that have already signed leases,” said Dan Rosenfeld, principal of Mid-America Real Estate and one of the listing brokers for the 84South project. “We are not willing to confirm or deny discussions with any tenants that are rumored to be interested in 84South.”
Earlier this month, Yauck said the retail buildings in the project would hold 11 tenants and 10 of the 11 spaces were committed.
Interest in the project, located along I-894 between Layton Avenue, South 84th and South 92nd streets, has been high from retailers, Rosenfeld said.
“We’re very pleased at the level of interest and the quality of retailers interested,” he said.
Fresh Thyme Farmers Market is planning its fifth Wisconsin location within the development with a 28,700-square-foot store.
The Steinhafels store will occupy 58,000 square feet of retail space in the 84South development. The store will replace the existing Steinhafels store at the corner of 84th and Layton Avenue.
Construction work began in March for the 42-acre 84South development. It is scheduled to open in early 2017.
84South will include a 123,000-square-foot, multi-tenant single-story retail building on the northeast corner of the site and a 143,000-square-foot multi-tenant, single-story retail building in the central portion of the site.
