Nashotah-based Hawley Strigenz LLC plans to build a five-story, 150,000-square-foot office and retail building at the northwest corner of Milwaukee Street and Menomonee Street in Milwaukee’s Historic Third Ward. The five-story building, called Catalano Place on the Park, would have about 65,000 square feet of office space, 20,000 square feet of first floor retail space and 158 indoor parking spaces. Details of the project could change, but the building will have as much as 30,000 square feet of office space on a floor.
“A 30,000-square-foot floor plate, that’s going to be the largest floor plate downtown,” said Marianne Burish, a principal with Siegel-Gallagher Inc., which is marketing the building. “No one else has a floor plate that big.”
So far the project has 15,000 square feet of space that has been pre-leased by tenants.
“The goal is to have 30,000 to 40,000 square feet of office space leased (to start construction),” Burish said. “Typically, projects like this get a shovel in the ground because of a major anchor tenant. Like most developers, they’re looking for a large anchor tenant, about 30,000 to 40,000 square feet.”
But even without landing an anchor tenant, Hawley Strigenz could get the project going if another 15,000 to 20,000 square feet of space is leased, Burish said.
If the building lands a large anchor tenant the plans could be adjusted to expand it to a seven-story building with two additional floors, each with 30,000 square feet of office space, Burish said.
The office market in the downtown area is soft, area real estate brokers say, and several developers are trying to find an anchor tenant to get their proposed downtown office buildings under construction.
“We’re one of a handful of developers running around with a picture of a potential building,” Burish said. “We have some users that are looking. You can probably count on one hand the number of (office space) deals in the market, two hands at the most.”
The building was designed by Milwaukee-based La Macchia Group LLC. It would be a “green” building and Hawley Strigenz is hoping for at least a gold LEED certification, Burish said.
The indoor parking spaces, and the building’s modern features, will be major selling points said Dan Mickelsen, assistant vice president of office properties for Siegel-Gallagher.
“There are not a lot of buildings in the Third Ward that can park themselves on site,” Mickelsen said. “It’s going to be the only new construction, class A office building in the Third Ward. It will be more of a typical contemporary office, as opposed to the loft offices typical in the Third Ward.”
A 61-year-old, 33,819-square-foot gray industrial building on the site, formerly used by Beck Carton Corp., will be demolished. Hawley Strigenz bought the building from Beck Carton, which is still using the building but plans to move soon after construction of its new facility in Franklin is complete, Burish said.
Hawley Strigenz is hoping to have the new building complete by the middle of next year. It will take about 12 months to build the building after an anchor tenant is secured, or the office space leasing goal is reached, Burish said.

Another development is coming to the corner of North Avenue and 37th Street in Milwaukee’s central city. Greenfield-based Wisconsin Credit Union Shared Service Centers Inc. plans to build a 3,082-square-foot branch at 3701 W. North Ave., Milwaukee. The credit union branch plans to have 11 to 15 employees. The credit union will be located at the southwest corner of North 37th Street and West North Avenue, across the street from a frozen custard and hamburger restaurant called Scoopz that is under construction and is being developed by Damon Dorsey and Bob Plevin.
Michelle Griffin plans to open a five-room bed and breakfast inn, called Shelly’s Victorian Bed and Breakfast, at 743 N. 25th St. The 112-year-old, 5,224-square-foot home is located in the Avenues West neighborhood, an area that has seen some improvement in recent years, including the remodeling of the Ambassador Hotel at 2308 W. Wisconsin Ave. Some people might not think of the city of Milwaukee as a logical place for a bed and breakfast inn, but there are already several other bed and breakfast inns in the Historic Concordia neighborhood, which is just west of Shelly’s and Avenues West. Those bed and breakfast inns include: Brumder Mansion Bed and Breakfast, 3046 W. Wisconsin Ave.; Kilbourn Guest House, 2825 W. Kilbourn Ave.; Manderlay Bed & Breakfast, 3026 W. Wells St.; Little Red House Bed & Breakfast, 9212 Jackson Park Blvd. and Schuster Mansion Bed & Breakfast Suites, 3209 W. Wells St.
David Brazeau plans to open a beauty salon at 3128 S. Kinnickinnic Ave., in the Bay View neighborhood. The salon would take up 1,526 square feet, occupying the lower portion of a building on the opposite side of the street of a Pizza Hut restaurant. The salon will offer hair cutting and styling and will have an aesthetician to perform facials and face and body waxing. The salon will also sell hair products. About five employees will work there.
Kensington Management LLC plans to demolish the 25-year-old, 2,240-square-foot Taco Bell restaurant at 5441 N. Lovers Lane Road and replace it with a new, 2,404-square-foot Taco Bell restaurant.
Matthew Shilts plans to develop a 4,400-square-foot multi-tenant building, for retail stores and perhaps a fast food/carryout restaurant, at the northeast corner of South 1st Street and East Orchard Street. The building plans include a drive through lane on the north side of the property.
Lake Geneva
Richfield, Minn.-based Best Buy Co. Inc. plans to open a 30,038-square-foot store in Lake Geneva. The store will be in Geneva Commons, a 171,049-square-foot retail center that is being developed north of the Home Depot store, which is located northwest of Highway 12 and Highway 50 on the east side of Lake Geneva. Geneva Commons is being developed by Minneapolis-based Ryan Companies US Inc. Geneva Commons will be anchored by a 126,842-square-foot Target store and the Best Buy store. The Target store is already under construction and is expected to open in October. The Best Buy store is expected to open next year. They will be the first Target and Best Buy stores in Walworth County.
Oak Creek
Ener-Con Companies LLC plans to build a two-story, 10,000-square-foot multi-tenant office building at 7300 S. 13th St., Oak Creek, in the Corporate Square office park. Ener-Con owns the office park, which currently has three, 10,000-square-foot buildings.
Oconomowoc
Waukesha-based First Choice Mortgage, a residential mortgage broker, plans to open an office in Oconomowoc in the next six months, and is looking for a location. The company recently established an Oconomowoc area “branch,” which is managed by Jan Gauger out of her Delafield home until the permanent location is established. First Choice Mortgage has 15 branch locations in Wisconsin, Illinois and Iowa.
Brookfield
Fleming’s Prime Steakhouse and Wine Bar recently opened at 15665 W. Bluemound Road. The 7,236-square-foot restaurant is located at the southwest corner of Bluemound and Moorland roads on the Brookfield Square Mall property. There are 49 Fleming’s locations in the U.S., and this is the first location in the Milwaukee area.
Grafton
Microbrush International plans to expand its corporate headquarters at 1376 Cheyenne Ave., by adding a 17,986-square-foot addition for warehouse space and a 1,973-square-foot addition for a locker room, lunch room and restrooms. The company has 40 employees in Grafton and plans to add an additional 20.
Broomfield, Colo.-based Noodles & Company plans to open a 2,619-square-foot restaurant in the Schmit Pavilion Building at 1351 N. Port Washington Road. The company has 130 noodle restaurants in the U.S., including 14 in southeastern Wisconsin.
