High-end apartments planned for West Allis

Ogden & Co. is planning to develop 216 upscale apartments and 10,000-square-feet of commercial development across from State Fair Park in West Allis beginning next Spring.

Jonathan Ross, president of Ogden & Co.,  said the mixed-use development, planned on about 5 acres east of S. 84th Street and south of W. Greenfield Avenue, would include four L-shaped buildings facing each other to form a square with a courtyard in the middle.

Three of the buildings would be four-stories, all with upscale residential units and the fourth building would be five-stories and face 84th Street. That building would include the first floor retail.

“We’re looking at young professionals and potentially empty nesters,” Ross said. “The reason we like the location is it’s so centrally-located to the medical complex, Research Park, downtown Milwaukee and we’re not far from Waukesha County.”

Ross estimates the project will cost $34-$35 million. Ross is hoping to purchase 4.3 acres of community development authority land for $1. The remaining land is private property, and the homeowners have agreed to sell, Ross said.

The city is also considering a proposal from Ogden to give him $5 million through annual property tax rebates.

If everything is approved, Ross is hoping to close on the land in January and break ground on phase one, which includes two buildings, in March. Phase two will begin when the first phase is 50 percent pre-leased.

The apartments available will be studio, one-bedroom, one-bedroom with a den and two bedroom, ranging in price from $750 to $1,155 and size from 500- to 1,180-square-feet.  There will be 240 underground parking spaces.

“We are planning a Class A development,” Ross said. “The apartments will have nine-foot ceilings, open floor plans, private balconies or decks and a fifth floor community room that opens up onto a green roof overlooking the Milwaukee skyline.”
