Comprehensive Plan: There has been a Comprehensive Plan in place since 1991. The smart-growth mandated plan is currently in the planning stages.
Basic process of approval or denial of a development plan: Depends on zoning for the property and how the developer would like to proceed:
• 1st Plan staff meeting- includes City Planner, Engineer, Building Inspector, Fire Department representative, and City Administrator.
• 2nd Plan Commission meeting(s)/review / recommendation
Plan Commission: Mayor Paul Craig (Chair), Mike Court, City Engineer, Ald. Phil Schuman, Chrys Mursky, Richard Kuchler, Beth Leonard, Roger Dupler, Planner (non-voting member), Tom Maney, Inspector (nonvoting member), Matt Carlson, Administrator (nonvoting member).
Redevelopment Aid: We have used special assessment as a tool, but very little else.
Projects:
– Lang investments; located on Highway C in downtown Delafield, located in the Lang Complex in downtown Delafield off Highway C.
– Carriage Hills, Mission Woods, Faire Lakes Commons – residentially approved projects under construction.
– Condominiums: The Sanctuary (20 stand-alone town houses) by Trillium Development, Main Street and Lapham Peak Road, Delafield.
– Main Street Condominiums of Delafield (two six-story unit buildings) by 3N1LLC Neumann & Associates Realtors, 232 Main Street Delafield.
– Delafield Square Residential Condominium, LLC (16 units) by Lang Investments, 601 Genesee Street Delafield
– Foxwood Crossing Condominiums (52 condos) by Acuity Development.
Fee Schedule: Fees are site dependent, project dependent and include reimbursement of all City review expenses. Some applications and fees include:
1) Site Plan & Appearance Review: Submittal requirements are Site Plan, Landscape Plan, Building elevation plans, sign plans and colored rendering, lighting plan (if required), construction site erosion control plan (if required), grading and storm water management plan (if required) $100
2) Conditional Uses: Submittal requirements are Scaled site plan (1″-100 or larger scale) showing: property boundaries and dimensions, existing and proposed vegetation, existing building and proposed buildings with dimensions and yard setbacks, existing and proposed driveways and off-street parking areas $200
3) Conditional Use for Planned Developments: Submittal requirements has two parts a General Development Plan (GDP): General landscape plan, Building elevation plans (if available at the RD-GDP stage), general grading and storm water, management plan, and a Specific Implementation Plan (SIP): detailed site plan, detailed landscape plan, building elevation plans, sign plans and colored rendering, colored rendering of the building Lighting plan (if required), Construction site erosion control plan (if required), grading and storm water managements plan (if required) $100
Time Schedule for Plan Approval: All depends on complexity of project, and quality of materials submitted.
Building or Growth Moratoria: There are no building or growth moratoria in place now.
Environmental Issues: There are no Brownfield problems. Community places high value on storm water management, protection of lake, and tree preservation.
Single Development Department: Yes, the Administration Department leads the developer through the entire Development process.
