Comprehensive Plan: Completed and adopted June 2003.
Basic process of approval or denial of a development plan: Initial review is done at staff level. Plan Commission and Common Council approval is required for all conditional uses and planned development Districts. If a developer or business requests TIF assistance then CDA approval is also required
TIF Districts: Currently South Milwaukee has three TIF districts that are open.
TIF No. 1: Created in 2000 as a blighted TIF. It is located between Milwaukee and Marquette avenue & Hwy 32. The type of development being sought includes commercial and mixed use commercial/ residential.
TIF No. 2: Also created in 2000 as a blighted TIF. It is located in between College Avenue & Hwy 32. The type of development being sought includes industrial, commercial and mixed use residential.
TIF No. 3: created in 2005 as a mixed use TIF. It is located in the vicinity of Drexel and Hwy 32. The type of development being sought includes commercial and residential
Redevelopment Aid: Financial incentives are primarily limited to the TIF districts. City is currently contemplating the creation of a Façade grant program to assist business owners.
Projects: The City has had a number of projects recently completed and several are ongoing.
Fee Schedule:
1) Conditional Use $100
2) Building Permits $0.25/sq. ft
3) TIF application $100
4) Rezoning $350
Time Schedule for Plan Approval: Approximately a couple months from initial review to final approval.
Building or Growth Moratoria: There are no building or growth moratoria in place now.
Environmental Issues: The City of South Milwaukee has a number of Brownfield sites that would be our biggest environmental issue.
Single Development Department: Most is funneled through Planning and Engineering. If TIF assistance is requested the CDA will also be involved in the process.
