Comprehensive Plan: The Village of Waterford will complete the update of their master plan in 2008 for inclusion within the Racine County Smart Growth Plan authored by SEWRPC that is anticipated to be complete in 2009. The Village of Waterford is included in the Racine County Smart Growth Plan that is being done within 2 years by SEWRPC.

Basic process of approval or denial of a development plan: The Village of Waterford breaks this question into three different processes for approval.

• 2nd Preliminary – Plan Commission

• 4th Final – Village Board

CSM:

Site Plan:

• 1st Conceptual – Plan Commission

• 2nd Final – Plan Commission

TIF Districts: TIF No. 2 Began September 2000 for an 80 acre Corporate / Industrial / Retail Park located in the northeast section of the Village where Hwys. 36/164 cross; $7.9 million CDA – Bonded and $5.8 million in construction costs. The TIF is scheduled for 23 years until 2023.

Redevelopment Aid: The Village of Waterford does not offer any programs or financial incentives for help in redevelopment.

Projects:

– Bruno’s Bowling Alley and Restaurant (2006) $1,000,000, Located in TIF No. 2

– Westerra multi-tenant retail building (2006) $460,000, Located in TIF No. 2

– Equitable Bank (under construction) $1,050,000, STH 36/Sixth Street, Located in TIF No. 2

– TIF No. 2 located near the intersection of Highways 36/164 includes:

– Senior Apartments and Assisted Living (2005-06) $3,000,000

– Vista Tech/ Flex Tech Office project (2004) $1,500,000

Single Development Department: Yes, the Village Administrator will work with the Developer throughout the process.
