Wangard sells East Side building for $3.2 million

Wauwatosa-based Wangard Partners Inc. announced that today it will close on the sale of a 10,708-square-foot building at 1930 E. North Ave., on Milwaukee’s East Side, to Forman-Smyser Family LLC, a New York-based investment group.

The sale price for the two-story, 10,708-square-foot building is $3.165 million, or about $295.57 per square foot, according to Wangard. That is well above the $746,000 assessed value of the 48-year-old property, according to city records.

Tom Fritz of Mid America Real Estate brokered the sale for Wangard.

The first floor of the building is leased by PNC Bank. OnMilwaukee.com leases space on the second floor.

Wangard acquired the property about a year ago.
