Mammoth Springs development in Sussex grows

Developer proposing 100 more residential units

Mammoth Springs, the mixed use development in the Village of Sussex that has been under construction for the last three years, is about to get larger.

The village plan commission will hold a public hearing Thursday to consider a request by Mammoth Springs LLC, to add another 100 residential units to the $20 million development at N63 W23231 Main St. in Sussex.

If approved, the apartments would be the first three-bedroom units in Sussex, said Jeremy Smith, village administrator.

The 100 units will be located on the south side of a three-acre quarry pond.

Construction is almost complete on what is now being called Mammoth North. It includes 150 upscale residential units and 24,000 square feet of office and retail. No tenants have been made public at this point, although Smith expects they will be named soon.

The 100 additional units will add $12 million to the project, Smith said. The units will be connected by a trail system around the quarry. Residents will share the pool, clubhouse and work out facility.

The project is being paid for, in part, by $3.2 million in developer incentives and $1.5 million in public improvements from a village tax incremental financing (TIF) district.
