The third floor of the historic Fox Bay Building in Whitefish Bay is being renovated and being marketed as one of the few newly-renovated office properties available in the village.
The 5,500-square-foot office space at 316 E. Silver Spring Dr., will be built-to-suit with a potential patio overlooking Silver Spring Drive.
“Whitefish Bay is not as active as downtown (Milwaukee), but the office space on Silver Spring (Drive) is very well occupied,” said Kevin Schmoldt, senior vice president, NAI MLG Commercial, who is listing the property. “I believe this is a marquee opportunity and it might be a situation where we can be a bit choosy in the tenant we take.”
The Fox Bay Building includes the Fox Bay Cinema Grill on the first floor and office space on the second and third floors.
There is currently one tenant on the third level who will be relocated to the second floor, Schmoldt said.
The building is owned by Fox Bay Building SPE, Tim Gokhman, director of New Land Enterprises, is the registered agent. New Land Enterprises manages the building.
Gokhman said the space will be designed to accommodate a single large tenant, but could potentially accommodate two separate tenants. In addition to the third floor renovations, there are also plans for upgrades to the common areas including the lobby, bathrooms and elevator, Gokhman said.
“We’re hoping to get someone in who will be a stakeholder in the Whitefish Bay community and who will make a positive impact on the building and on the street,” Schmoldt said.
The office space also includes public parking behind the building and underground parking for executives, which Schmoldt said is rare in Whitefish Bay.
