Developments proposed for former fire station site in Tosa Village

Mixed-use projects would include housing, retail

The City of Wauwatosa Community Development Authority on Thursday will review three proposals for redevelopment of a former fire station property in the Village Business Improvement District.

The city received three proposals for the site, located at 1463 Underwood Ave. They were from Brayton Property Management with Arc-Int Architecture; Horizon Development Group Inc.; and HSI Properties. The lot is about 19,000 square feet.

Brookfield-based Brayton and Milwaukee-based Arc-Int have proposed a three-story mixed-use apartment building for the site. It would include 23 luxury apartments with one-bedroom, one-bedroom plus den and two-bedroom units available. There would also be 2,500 square feet of commercial space in the building.

Brayton’s proposal would include about 50 underground parking stalls for residents and 13 public surface spots. The development is expected to cost more than $5 million, said Bill Bode, president of Brayton.

“I think that’s the highest and best use for the property,” Bode said. “It’s also in keeping with the CDA’s RFP and their expectations for the development of the property. The village center area has become a very desirable and very livable downtown in the Milwaukee metro area.”

Madison-based Horizon has also proposed a mixed-use development, on a larger scale. Horizon’s three-story, 105,000-square-foot building would include 32 one- and two-bedroom apartments and eight condominiums, as well as 91 stalls of predominantly underground parking, said John Thode, director of development at Horizon.

The Horizon development, which would include 10,000 square feet of first-floor retail space, would stretch to the two sites to the south of the Remnant Fire Station Parcel, incorporating three lots. It would cost approximately $14.5 million.

“It’s in a community area, so in order to continue the community activity on the street, we want to propose continued retail in that location versus a parking garage at grade or residential at grade,” Thode said.

Brookfield-based HSI proposed a three-story, 20,150-square-foot residential development composed of 20 luxury one- and two-bedroom units, with 40 private underground parking stalls. Further details were not available.

The CDA will meet at 6 p.m. Thursday at Wauwatosa Fire Station, 1601 Underwood Ave., to discuss the proposals.
