A Dallas firm plans to build a single-story medical office building in Walker’s Point.
The 11,845-square-foot building will be constructed on the north side of a 2-acre parcel at 435 S. Water St, just south of Florida Street. A surface parking lot will be on the south end of the parcel.
BOCATOLI LLC, of Dallas, purchased the parcel for about $1 million from Guardian Credit Union this week, according to state real estate records.
Dallas-based Options Design Architects, submitted plans with the city’s Department of Neighborhood Services for the medical office building. The building meets all existing zoning requirements and can be built by right, according to the city.
Harbor District Inc., a nonprofit organization formed last year by the City of Milwaukee, that is working to improve the roughly nine miles of waterfront area (including Jones Island) bordered by First Street, Bay Street and Pittsburgh Avenue, is disappointed by the planned use of the Water Street site. Lilith Fowler, executive director of Harbor District Inc., said she doesn’t believe the medical office building project is the highest and best use for the site.
“We would like to see more density there than a single-story building and a parking lot,” Fowler said. “This should be a high density area.”
