Basic Process of Approval or Denial of a Development Plan:

• Developer meets with planner prior to submittal. Plans are submitted to city. Plans are reviewed by Plan Commission with recommendation to Council re: annexation, land use plan amendment, rezoning, plat, etc. (may be more than one meeting). Legal notices published if needed. Council considers development.

TIF Districts: TIF No. 1 has been closed. TIF No. 2 approved January 2007.

5) Reapplication fee for final plat    $40

Zoning code permit fees:

 1) Occupancy permit/temp. use    $27.50

 2) Planned unit development    $250

 3) Conditional use permit    $250

 4) Variance or appeal    $150

 5) Amendment to ordinance (text)    $150

 6) Amendment to ordinance (map-rezoning)    $150

 7) Minor site plan modifications    $75

 8) Site/architectural plan review (less than 10,000 sq. ft.)    $165

 9) Site/architectural plan review (larger than 10,000 sq. ft.)    $250;

11) Conceptual fee    $35

12) Accessory or minor structure review    $35

13) Street opening permit    $250

14) Opening curb, alleyway, walkway or parkway    $150

Time Schedule for Plan Approval: Submit two weeks prior to Plan Commission which meets first Monday of month. Forward to Council. Publish notices if needed. Council meets second and last Mondays of month.
