Construction of the 18-story apartment tower proposed along the Milwaukee River in downtown Milwaukee that will replace a dilapidated building and will have 57 high-end apartments and a restaurant is expected to begin this fall.
The Ladner Group LLC, the Greenfield-based developer working on the $20 million project, submitted updated project plans with the city this week. Plans for the tower, which will replace a vacant restaurant, was originally announced in February.
The city plan commission is expected to vote on the site plan on May 23.
The project, at 107-115 E. Wells St., has been changed slightly to include a 19th floor outdoor deck for residents, said Jason Korb, the architect who has been working on the project since September 2015.
The 18th floor is now fully built out to include a 1,600-square-foot penthouse with three bedrooms and two-and-a-half baths and a club room.
The new plans also replace a previously planned second building on vacant land, that was to be south of the tower for event space, with a 1,340-square-foot outdoor patio that will be used primarily as outdoor seating for the 3,500-square-foot first-floor restaurant Korb said.
A restaurant tenant has not been named.
Korb said the second building was scrapped because zoning regulations limited it to one-story above grade and that was not feasible.
During construction, a section of the Riverwalk, south of Wells Street, will be closed for 10 months. Any damage done to the Riverwalk will be paid for by the developer. The Bronze Fonz statue will not be moved during or after the construction project, Korb said.
Korb said the development team will not be asking the city for financial assistance for the project. Jason Ladner, with The Ladner Group, could not be reached for comment.
