Zilber plans more spec industrial buildings in Pleasant Prairie and New Berlin

Milwaukee-based Zilber Property Group is working on plans to build additional speculative industrial buildings in New Berlin and Pleasant Prairie.

In Pleasant Prairie, the company is close to landing a new tenant for a 45,000-square-foot space in a 65,000-square-foot speculative industrial building that it built at the southwest corner of 95th Street and Green Bay Road.

The company’s next Pleasant Prairie building will be built just to the south of that one, with 100,000 to 175,000 square feet of space.

Pleasant Prairie has attracted several manufacturers and distribution operations, particularly from Illinois, that want to be located in the I-94 corridor between Milwaukee and Chicago.

Businesses interested in the area want space that is available soon, said Chad Navis, industrial development director for Zilber.

“We’re finding you have to have the space available to do these deals,” he said.

In New Berlin, Zilber recently completed a 55,000-square-foot speculative industrial building at 16235 W. Beloit Road. Helium Trampoline Park is leasing 25,000 square feet of space in the building.

Now Zilber plans to build another spec industrial building nearby, a 90,000-square-foot building southwest of Beloit Road and Emmer Drive.

“New Berlin is very similar to Pleasant Prairie,” Navis said. “There is a lack of available space, dwindling supply, and a large industrial base with significant demand.”

Construction for the New Berlin building could begin this summer and be complete by the end of the year.
