A redevelopment of the Maplecrest Country Club in Somers with more than 300 housing units is moving forward with the purchase of the 162-acre project site.
Butler-based
Home Path Financial is proposing a development with 302 housing units split between single family homes and duplexes at the property, located at 9401 18th St., according to village documents. Not included in that unit count is a multifamily component of the project that would be developed in a future phase.
A Home Path Financial affiliate purchased the property for $3.25 million, according to state property records posted Monday. The seller was Maplecrest Country Club.
Home Path Financial, which has six divisions including a single-family home development division, received approvals from the village's Plan Commission in May.
In late 2023,
Milwaukee-based Three Leaf Partners and Kenosha-based Land Quest proposed a 798-unit redevelopment, a mixture of single family and multifamily, for-sale and rentals: 502 apartments in two different styles, 244 single‐family homes and 52 for-sale duplex units.
In 2024, Three Leaf Partners stopped pursuing the project “
given other development opportunities taking priority,” the company’s chief development officer John Ford told BizTimes in December. Land Quest did not respond to requests for comment.
While the previous proposal planned to develop its multifamily components first, the new proposal from Home Path Financial plans to begin with the single family portion of the project, which will include:
- 46 homes from the company’s “Flagship Series.” Flagship homes start at 1,900 square feet and go as large as 3,000 square feet with a mix of ranches and 2-story plans. These homes include two- or three-car garages and full basements.
- 234 homes from the “Pathway Series.” Pathway plans start at 1,450 square feet and go as large as 2,500 square feet with a mix of ranches and 2-story plans, all with choices for upgrades. These homes include a two-car garages and basements. The target buyer for these homes are first time homebuyers, Home Path Financial said in a memo to the village.
- 11 duplexes
