Andrus to move into BMO Tower

New building snags another tenant from 100 East office building

The BMO Tower is snagging another tenant from the 100 East office building in downtown Milwaukee with the announcement that Andrus Intellectual Property Law LLP plans to move into the new glass office tower.

According to a news release, Andrus will occupy 7,248 square feet on the 22nd floor of the 25-story building, located 790 N. Water St. The full-service intellectual property law firm was founded in Milwaukee in 1939.

For the lease negotiations, David Pudlosky and Michael Streit, both with JLL, represented Andrus. Mike Wanezek of Colliers International-Wisconsin represented Irgens, which is the BMO Tower’s developer.

Andrus is the latest firm to announce plans to move to the BMO Tower. Fellow tenants will include law firm Michael Best & Friedrich, which also currently resides at the 100 East office building. Michael Best’s 235 employees will occupy three floors of the building.

Other building tenants so far include BMO Harris Bank and Milwaukee investment firm Heartland Advisors Inc., which announced just last week it would occupy 10,873 square feet on the 12th floor. Michael Best will lease 60,000 square feet, while BMO Harris will lease 124,000 square feet and occupy the first floor as well as the 11th through 16th floors. There is approximately 160,000 square feet of office space as well as 12,000 square feet of retail space available for lease at the BMO Tower.

The building totals about 380,800 square feet, which includes 360,700 square feet of office space and 20,100 square feet of retail space. Construction of the tower is expected to wrap up in December. Following that, Irgens Partners LLC, the project developer, also has plans to redevelop the existing BMO office building at 770 N. Water St.
