Milwaukee-based developer David Winograd is set to begin construction on a 12-story, 164-unit apartment tower at the site of the never-built Rivianna project along the Milwaukee River in the city’s Walker’s Point neighborhood.
The “234 Apartments” at the corner of East Pittsburgh Avenue and South Water Street will enhance the re-urbanization of Walker’s Point, said Winograd.
The complex will offer one- to three-bedroom market-rate apartments, many with views of the Milwaukee River and Lake Michigan.
Construction will begin in the spring.
The development will also extend Milwaukee’s Riverwalk, with both public access along the water as well as the leasing of boat slips to private boat owners, Winograd said.
Other building amenities will include a fitness center, aerobics/yoga studio, roof viewing deck area, business center and board walk. The completion of the project is expected in late 2017.
The “234 Apartments” represent the latest development taken on by local investor group LCM Funds LLC.
The investment group, headed up by Winograd, has been focused on the redevelopment of the Harbor District and Walker’s Point since its purchase of the Deco Building at 201 E. Pittsburgh Avenue in 2009.
To date, LCM Funds LLC has purchased over 10 properties in the area and is responsible for the complete redevelopment of the South Water Works complex, including the Oregon Lofts.
Winograd said 234 South Water will stand as symbol of the 5th Ward transformation to the SoHo of Milwaukee; it’s metal and glass facades serve as a pixelated representation of the area’s industrial past and present, it’s curves flowing like the Milwaukee River beside it, and its height a testament to the desirability of Walker’s Point.
