More tall buildings for Kenosha

The skyline in downtown Kenosha continues to grow. Two developers have proposed seven-story condominium buildings. Alex Velblum, an Illinois developer, plans to construct a building on the 1.5-acre site of a parking lot and a small apartment building at 5929 Sixth Ave. The apartment building will be demolished, and the new building will have 4,000 square feet of retail space and 45 condominiums priced between $250,000 and $500,000.

In another project, Kenosha County developer Larry Biehn plans to build a seven-story building with 37 condominiums at Fifth Avenue and 49th Street. Four homes on the one-acre site will be demolished. The condos will be priced in the $300,000 to $800,000 range.

The projects will join two nine-story condo buildings that will be constructed in downtown Kenosha. Developer Robert Watring is building a nine-story, mixed-use building at the southwest corner of Fourth Avenue and 57th St. KMA Developments LLC plans to build a nine-story, mixed-use building at 714 52nd St. "On a weekly basis we get a call from someone who says, ‘I’m a developer from Chicago and I’m interested in the Kenosha market,’" said Kenosha city planner Brian Wilke.

Pewaukee

Brookfield-based Zabest Commercial Group plans to close the 12-screen Capitol Cinemas at 1275 Capitol Drive and redevelop the 33,000-square-foot building, converting it into retail space. The company’s preliminary plans include a new exterior and will split the building into an 18,000-square-foot and a 15,000-square-foot space. The plans also include two outlots in the parking lot along Capitol Drive, which would be used for future restaurant or retail development. The 6.5-acre property is owned by Rosebud Partners LLC. Capitol Cinemas, the only movie theater complex in Pewaukee, opened in 1995.

World Class Health & Fitness Inc. plans to open a 7,000-square-foot health club at W234 N20291 Ridgeview Parkway Court. "This club will be unique in that it will have limited memberships, therefore less crowded, geared to adults and will give you more personal attention," said Jim Lindenberg, president of World Class Health & Fitness. The club will open May 29.

West Allis

Pewaukee-based Venturedyne plans to build two light industrial buildings on the long-vacant former Wehr Steel property. The 13-acre property is located at 2100 S. 54th St. Venturedyne will build a 60,000-square-foot light industrial building on the northern end of the property, which could later be expanded to 80,000 square feet. On the southern portion of the property, the company will install footings and a foundation for a 128,000-square-foot light industrial building that will be built once a tenant is obtained. Construction of the first phase, the 60,000-square-foot building, will begin soon and be completed later this year.

West Allis director of development John Stibl said, "The city was going to condemn it, but we were able to reach a mutually agreeable development program for the property."

Wauwatosa Savings Bank plans to open a branch in a multi-tenant office building at 10101 W. Greenfield Ave.

Habitat for Humanity plans to open a retail store in a 28,000-square-foot space at 801 S. 60th St. The space is part of a vacant former 80,000-square-foot Sam’s Club store. The Habitat store will sell home improvement and related merchandise.

Paul Bugembe plans to open a restaurant called River Nile in a building at 1101 S. 60th St., which was formerly Doyle’s Milwaukee Inn.

Stefaniak Group, a real estate service company, plans to build a 918-square-foot addition to a home at 2234 S. 108th St., and convert the home into its office.

Town of Somers

Crystal Lake, Ill.-based Erb Equities wants to build a shopping center anchored by a Wal-Mart Supercenter store and a Sam’s Club store on a 110-acre property at the northwest corner of Green Bay Road and Washington Road in the Town of Somers. The development would also include some smaller stores and restaurants. The project still must be approved by town officials.

Kohler

Commercial Horizons plans to build an 80,000-square-foot shopping center, anchored by a 30,000-square-foot Best Buy store, just south of Deer Trace Plaza, which is a shopping center anchored by Home Depot and Target stores and located southwest of Interstate 43 and state Highway 28 in Kohler.

Sheboygan

In an advisory referendum earlier this month, City of Sheboygan voters said they do not want a casino in their community. About 54 percent voted against having a casino in Sheboygan.

Sheboygan Falls

Random Lake-based Wisconsin State Bank is building a new 4,900-square-foot one-story branch at 1040 N. Main St. in Sheboygan Falls. The bank plans to move in on Sept. 1. The site is located on Highway 32 near Highway 23 on the north side of Sheboygan Falls. "I think that’s the way Sheboygan Falls is growing," said Wisconsin State Bank senior vice president Paul Olm. "We may be two years ahead of the curve. But we feel it’s the area that is going to see some significant growth in the future."

Inland Construction also recently completed a 25,000-square-foot office build out for Van Ru at 11701 W. Bradley Road, Milwaukee. Inland also recently completed a 900-square-foot retail space build out for Great Clips Hair Salon in the Franklin Retail Center at 6531 S. 27th St., Franklin. In addition, Inland Construction was awarded a 40,000-square-foot office build-out for Covenant Health Care at the West Allis Center, 1126 S. 70th St., West Allis, a 32,040-square-foot interior alteration for insurance claims and general office space for State Farm Insurance at 245 S. Briohn Building Corp., Brookfield, has been hired to design and build a 10,800-square-foot tenant improvement for Integrated Risk Solutions at W237 N2920 Woodgate Road, Suite 400, Pewaukee. Briohn has also recently completed the design and construction of a 2,000-square-foot renovation for Pro Industrial Controls at N53 W24794 S. Corporate Circle, Sussex. Briohn has also recently completed the design and construction of a 1,800-square-foot tenant improvement for Nick-N-Willy’s take and bake pizza at 15060 W. Greenfield Ave., Brookfield.

Creative Constructors, Menomonee Falls, recently began construction on the $3.4 million, 23,000-square-foot Harry V. Quadracci Printing Education and Technology Center on the Waukesha County Technical College campus in Pewaukee.

KVG Building Corp., Milwaukee, was awarded the contract to remodel the Klein-Dickert Auto Glass building at 13170 W. Capitol Dr, Brookfield. Car-X Auto Service will also occupy space in the 17,500-square-foot facility. The project, which is under construction, will include a new façade for the building.

MEDC Loans

JAS LLC/Stoecker & Associates Inc. received a $58,000 MEDC loan to purchase an office condominium at 5128 W. Bluemound Road, Unit 202, Milwaukee, for $145,000. Jeff Stoecker, the owner of the business, is moving his independent insurance agency to the Bluemound Road location from 9235 W. Capitol Dr. Additional financing was provided by Tri City National Bank.

Sun Components Inc. received a $250,000 MEDC loan and $1.53 million in financing from M&I Bank. Sun Components was recently acquired by HB Performance Systems Inc. and is being moved to Milwaukee from Indiana. The company will lease 50,000 square feet of space at 6750 W. Florist Ave., Milwaukee, and will have 25 full-time employees at its Milwaukee office, which will be used for light assembly and distribution of rims for bicycles, wheelchairs, lawn and garden equipment and related components. The MEDC loan will be used for leasehold improvements and relocation expenses.

Joseph A. Santoro Real Estate LLC received a $300,388 MEDC loan and $450,583 in financing from Tri City National Bank to purchase the property at 1205 W. Mt. Vernon Ave., Milwaukee. Santoro plans to build a 9,085-square-foot building to house his landscaping and snow removal business, Green Hills Landscaping Inc. and Commerical Landscape Maintenance Inc.

Trackside Services Inc. received a $720,000 MEDC loan to help it purchase the 252,563-square-foot former Pflow Industries manufacturing and office space at 5023 N. 35th St., Milwaukee, for $1.8 million. Other financing was provided by M&I Bank. Trackside manufactures brake retarder systems for railroad yards.

Vetter Denk Architects Inc. and Capital Internet LLC received a $1.85 million MEDC loan and $2.77 million in financing from Johnson Bank. Vetter Denk and Capital Internet plan to build a four-story building on a vacant lot at 161 S. 1st St. The building will have retail space on the first floor and office space on the upper three floors. Vetter Denk and Capital Internet will move its offices into the building. They are hoping to begin construction in May and complete the building by the end of the year said Vetter Denk principal John Vetter. They are also trying to find a restaurant to lease the 5,000-square-foot first floor space, he said.
