Creating opportunity and a modern workspace for Proserv Aviation

Thought Leadership: Real Estate Q&A

Can you briefly describe the components of the project – the scope/ size of the project and what it includes?

Construction included a tenant build out of 36,208 square feet of warehouse and 2,814 square feet of office space per Proserv Aviation’s needs and specifications. It took approximately six months with design modifications. With great follow-through and dedication, we never deviated from the plan which was for the company to be moved in by fall of 2023. From design to completion, our project team consisted of our president and senior project manager, Jay Campbell and assistant project manager Joe Dedick.

What does the space offer for visitors, tenants and customers?

A global distributor of aircraft parts, Proserv Aviation has been investing extensively in strategic rotable pools, expendables, and ground support equipment backed by decades of experience and industry knowledge.
The site is located within a growing industrial park 16 miles from central Milwaukee. The new facility offers logistical improvements, including proximity to major transportation routes, additional loading docks, as well as increased parking and maneuverability for service fleets and delivery vehicles.

What lessons have you learned from this project?

Lessons learned along the way were more like reassurances of why we like to be ahead of the game. With the issues we are seeing in the construction industry in regard to supply procurement, the sooner we are involved in designs at the beginning of a construction project, the sooner we can prioritize crucial goals and apply them to an effective construction schedule to suit our client’s needs.

What makes this project unique/ innovative in the Milwaukee area?

This office build out was customized to provide a warehouse space for aviation tooling and overhaul and aircraft parts distribution for the Milwaukee area as well as office space for its own employees.

How did this project improve/ benefit the community?

This a new more centralized headquarters to Milwaukee and allows the company to plan more effective operations and create a modern workspace for their team as well as clients.
