Zilber plans another Pleasant Prairie spec industrial building

Milwaukee-based Zilber Property Group plans to build a speculative industrial building at state Highway 31 and 99th Street in Pleasant Prairie.

The Kenosha County village has attracted several speculative industrial developments in recent years, including several buildings built by Zilber. The area has been successful in attracting firms from the Chicago area that seek new industrial space. Kenosha County’s industrial real estate market had 59,048 square feet of positive net absorption during the first half of the year.

“We feel the market continues to be extremely strong,” said Zilber vice president Mike Mervis.

Zilber has submitted plans for either a 99,000 square foot building or a 176,000 square foot building, which were approved by the Pleasant Prairie Plan Commission this week. The final size will depend on what tenants can be secured, Mervis said.

“We are talking to a number of clients, as we always do in advance of us building a speculative building,” he said. “We have a book of people who are interested and we are constantly adding to that book.”

Communities and developers that get plans approved ahead of time are able to snag tenants when opportunities arise, especially with tenants that want to make quick decisions, Mervis said.

“The idea is to be as flexible and as nimble as you can,” he said.

Zilber could begin construction of the Pleasant Prairie building by the end of the year. It will take just less than a year to build, Mervis said.
