Comprehensive Plan: In process of developing a new comprehensive plan.

Basic Process of Approval or Denial of a Development Plan: Varies depending on type of project; could be very simple if permitted use; or more lengthy if Planned Development. Consult with planning staff. Procedure generally is:

- Advertisement -

1) Discuss proposal with planning staff.

2) Submit application, fee, and plans if necessary.

3) Staff review (engineering, building inspection, fire, planning, water).

4) Plan Commission meeting for review (special use only, approval or denial).

5) Final approval by Common Council for all conditional uses, Planned Developments, Zoning Changes

TIF Districts: Three are active:

TID #2 –Milwaukee County Research Park, roughly Watertown Plank Road to Highway 45 to Wisconsin Avenue to Mayfair Road. Original value $0. Current value $96,150,600.

TID #3 –State Street, roughly 60th Street to 74th Street. Redevelopment of blighted commercial and industrial properties. Original value $18,013,793. Current value $55,647,800.

TID #4 – 10900 W. Bluemound Road. Redevelopment of blighted hotel property. Original value $690,000, current value $4,018,400.

Redevelopment Aid: Support is provided on a case by case basis. The city also partners with the Wauwatosa Economic Development Corporation. The city also has a revolving loan fund.

Projects: Medical College of Wisconsin, Children’s Hospital, Burleigh Square, Mayfair Mall, Best Buy, Burleigh Triangle, Northeast Quadrant of County Grounds, State Street., Hart Park Protection project.

Fee Schedule:

1) Conditional use     $200

2) Special use    $100

3) Land division and subdivisions     $75

4) Certified survey (land division)    $250

5) Zoning amendment (regulations)    $150

6) Zoning amendment (districts)    $250

7) Preliminary planned development     $300

8) Final planned development    $300 (up to and including one acre of land plus $100 for each additional increment thereof)

9) Amendments to planned developments   $200

Time Schedule for Plan Approval: Varies depending on type of project and issues involved, consult planning staff.

Generally:

1) Conditional use approvals – about six weeks.

2) Special use approvals – about three weeks.

3) Change of zoning, code amendments and planned development – minimumof three months.

4) Land divisions – about four weeks.
