Comprehensive Plan: The Village has completed the Downtown Plan. It is available through the Village of Sussex Clerks Department at (262) 246-5200 for $25.00.

Basic process of approval or denial of a development plan:

• 1st Present Plan to Village Staff

• 2nd When Plan meets code and design standards it then goes to Plan Commission

• 3rd B-4 and non-residential development go to Architectural Review Board

• 4th Building Inspection Department and Engineering for final approval.

Residential Developments outside of the B-4 district go to step 4 without going to step 3

TIF Districts: There are 2 TIF Districts: One is a corporate center located on Hwys K & 164, while the other is residential & commercial located downtown.

TIF No. 4 (1994) Downtown, estimated to close in 2008. Beginning Value (1994) $5,931,200: Current Value (2004) $24 million.

TIF No. 5 (1994) Hwy K and StH 164, estimated to close in 2011. Beginning Value (1994) $799,400: Current Value $112 million

Loan Programs: A loan program is in place for the downtown, helping to rehabilitate buildings’ exterior appearances. There is also a Revolving Loan Fund.

Redevelopment Aid: Loan programs are offered through the CDA. Also the Village has a revolving loan fund.

Projects:

– Cannery which will be a mixed use development is in the planning & development stages with the intention to be located at Hwy 74 & Main Street.

– The Villas of Maplewood Terrace is currently in the construction phase.

– A residential development with 40 home lots located on the West side of Maple Ave. is currently in the planning and development stage.

Time Schedule for Plan Approval: It depends on location & complexity but overall about one month to two years

Building or Growth Moratoria: There are no building or growth moratoria in place now.

Environmental Issues: None specifically listed.
