Subdivision proposed along Sunnyslope Road in New Berlin

One of three housing developments planned or under construction in the city

A 54-lot single-family residential subdivision is being proposed at Sunnyslope Road and College Avenue in New Berlin.

New Berlin Heights LLC, is planning Thomson Hollow on 68.3 acres at 6201 S. Sunnyslope Road.

New Berlin Heights, LLC is registered to Timothy Smits, of Pewaukee, president of land development at The Thomson Companies, based in Pewaukee.

Home sizes would range from 2,000 to 2,200 square feet for a ranch-style home and 2,200 to 2,400 square feet for a two-story home.  The subdivision, which would utilize cul-de-sacs, would feature common mailbox clusters and coach lighting throughout.

The homes would be built on 41.6 acres with another 26.7 acres reserved for wetlands, forested areas and uplands.

The concept plan also shows development of land immediately to the west of Thomson Hollow, which is owned by Ray and Marie Saltzmann, which could be developed if the Saltzmann’s sell their property, according to documents filed with the city.

If that land were developed, the subdivision would include another 13.8 acres and 12 more lots, according to plans submitted to the city.

Representatives from Thomson could not immediately be reached for comment.

Two other subdivisions are currently planned or under construction in New Berlin. Construction recently began on Kohler Ridge, a 47-lot single-family development off Lawnsdale Road.

A nine-lot conservancy subdivision is currently making its way through the city’s approval process. If it moves forward, it would be located on Beloit Road.

The new subdivisions in New Berlin could be a welcome sign to the housing market. Home sales in the Milwaukee area have increased 19 out of the last 21 months, dating back to September 2014, according to the Greater Milwaukee Association of Relators. The group believes sales could be even greater if there were more inventory for buyers to choose from.

Single-family houses and duplexes being built in the region has remained steady at just more than 1,200 a year since 2013, according to MTD Marketing Services, which tracks home start information.

For the single-family and duplex home market, southeastern Wisconsin had 299 housing starts in the first quarter of 2016, which is the best performance since 2007. Home starts peaked in 2004 when 691 new homes were built in the first quarter of 2004.

The New Berlin Plan Commission will review the conceptual plan for the Thomson Hollow subdivision on July 13.
