Hillwood Development Company is seeking to build a pair of speculative industrial buildings on a sprawling agricultural parcel near Interstate 94 in the Racine County village of Yorkville. Brian Lilly, an associate adjunct professor at the University of Illinois-Champaign Urbana’s Technology Entrepreneur Center, and former Waterford resident, owns the property and is seeking a conditional use permit on behalf of the company to build the two structures – one 256,500 square feet in size, the other 325,500 square-feet – on a 38.66-acres of farmland at 2025 51st Street, which lies just west of an existing industrial area off I-94, and just south of Ives Grove golf course. The development would be just west of the Grandview Business Park, which was also developed by Hillwood. The entire property is actually 76 acres, but Lilly is proposing a land division that would split the eastern 40-acres from the parent parcel. The proposed certified survey map for the project shows an 18.20-acre lot, a 20.46-acre lot, and a cul-du-sac. “There will be a 10-foot-high berm on the west side, with landscaping. There has been a lot of effort to help the development blend in with surrounding area,” Lilly said, adding that there will also be no truck traffic on 51st Street. The planned spec buildings do not have proposed tenants at this time, according to Racine County planning documents. Any tenants looking to lease space in the buildings would first have to gain permission from the Yorkville Village Board before obtaining occupancy permits. The developer is seeking to have the development serviced by Yorkville sewer and water utilities. Construction of the proposed buildings is projected to start in the fall of 2022, with a completion date projected to be in the third quarter of 2023, according to county planning documents. Village Board and Plan Commissioners are slated to review the request at a Monday meeting, where a public hearing is also expected to be held on the conditional use request.
