Spec industrial building planned in New Berlin

Would be identical to other building developers recently built

A 192,800-square-foot speculative industrial building is being proposed for a site next to New Berlin’s Westridge Business Park.

If constructed, the facility would be the latest of industrial developments in that area.

According to a city staff report, the building would be developed on a 17.7-acre site located at 16555 W. Small Road. The applicant is Briohn Building Corp., on behalf of Westminster Capital/WRP Lincoln LLC.

The development plans will be considered by the city’s Plan Commission when it meets on Monday, Nov. 4.

The area is currently being used for single-family homes and farmland, the report states. It is located about a mile from where I-43 meets South Moorland Road.

The new building would be “virtually identical” to another one that Briohn recently opened just southeast of this site, at 16250 W. Woods Edge Drive, according to a letter to the city from Briohn. That building is home to ECM Industries LLC, a manufacturer and supplier of electrical products.

Briohn didn’t immediately respond to a request for comment.

The Milwaukee-area industrial market is seeing lots of demand and low vacancies. The Commercial Association of Realtors Wisconsin and Catylist reported recently that for the third quarter of 2019, the market vacancy rate stood at 3.8%.

Year to date, the Milwaukee area’s industrial real estate market has delivered over 3.6 million square feet of new construction with more than 7 million square feet still in the pipeline, according to CARW and Catylist.
