Space available in new Irgens office building

Irgens Development Partners LLC is looking for more tenants to occupy a 165,000-square-foot office building that it is developing on a 10.8-acre site at 10700 Research Drive in the Milwaukee County Research Park in Wauwatosa. About one third of the building, to be called Mayfair Woods Business and Technology Center, has been leased, and 100,000 square feet is available. Irgens says it is negotiating with several prospective tenants for the available space.

The tenants that have signed leases for the building are Zyware Inc. and Trivantage Pharmacy Strategies. Irgens will also move its corporate headquarters into the building, which is expected to be completed in January.

It will be a "green" building, and Irgens says it expects to obtain Leadership in Energy and Environmental Design (LEED) certification. High energy efficient glass, low impact materials with recycled content and the extensive use of natural light will be incorporated to lower operating costs. The project will take advantage of local providers and establish a recycling initiative for construction materials. Alternative modes of transportation to and from the building will be encouraged with bike racks, mass transit stops, and preferred parking for hybrid cars.

"As leaders in the development industry, it is important for us to recognize green initiatives," said Jaclynn Walsh, a principal with Irgens Development Partners LLC.  "Mayfair Woods is great way for us to start in our own backyard and not just talk the talk, but actually live and breathe a green mentality."

The five-story building will play off the existing topography of the site and will nestle into the side of a hill, creating a four-story structure with an exposed garden level on one side of the building. The project team is trying to minimize the footprint of building as well as the surface and covered parking. They are focusing on preserving the site, maximizing the greenspace areas of the site that will remain untouched. Elements such as green space buffers, extensively wooded areas, activity trails, a pond and a natural waterway will be preserved on the property.
