Comprehensive Plan: A comprehensive plan for the Shorewood Business District has been completed.

Basic Approval Process:

– Building permit applications

– Department of Inspection and Zoning (D IZS) review

– Plan Commission if rezoning or conditional use required

– Design Review Board for signage

– DIZS approval of electrical, plumbing, HVAC and other permits; review of state approved plans

– Occupancy permits from D IZS, Health Department and North Shore Fire Departments

TIF Districts:

– Mixed use district located adjacent to N. Oakland Avenue and E. Capitol Drive, established in 1995 with a base value of $38 million. Current value is $79 million. Projected closure in 2021.

– Edgewood Place, residential development located at Edgewood Avenue and Maryland Avenue. Established in 1997 with a base value of $900,000. Current value is $18 million, with projected closure in 2008.

Redevelopment Aid: TIF districts, façade program grants, other incentive programs.

Time Schedule for plan approval: Typically 1.5 to 3 months from submittal to approval.
