Shoppes at Fox River expansion to include T.J. Maxx and Ulta

Opus Development Corp. announced that it will break ground on a 47,000-square-foot addition to the Shoppes at Fox River development, built on a 54.7-acre site along Sunset Drive on the southwest side of Waukesha. The project is expected to be complete by next winter.

Stores in the addition will include a 24,000-square-foot T.J. Maxx store, a 10,000-square-foot Ulta Salon and Cosmetics store, a 7,500-square-foot Charming Charlie’s store and a 5,000-square-foot Rue 21 store. BizTimes Milwaukee first reported in January about the tenants coming to the project. Last week’s announcement made the identity of those tenants official.

The addition, the first development in phase II of the Shoppes at Fox River, will be built on 6 acres at the northeast corner of the site, adjacent to the Pick ‘n Save store.

The 273,000-square-foot first phase for the Shoppes at Fox River was built in 2009 by Opus at the former Fleming Cos. distribution center site. The shopping center is 97 percent occupied and tenants include Target, Pick ‘n Save, Petco, Buffalo Wild Wings, Noodles & Company, CVS Pharmacy, Chili’s Bar & Grill, Famous Footwear and Maurice’s.

Target, CVS and Chili’s own their own buildings. In 2010 Opus sold the rest of the first phase of the shopping center to Ramco-Gershenson Properties Trust

“The success of the first phase of this development has been remarkable,” said John Meyers, vice president of real estate development at Opus. “The commitment from these four high-quality retailers to commence the Phase II development validates the success of the initial phase of the project, and we anticipate that the second phase of development will see similar success.

The 47,000-square-foot addition will be part of a planned 150,000-square-foot phase II development for the Shoppes at Fox River. The shopping center will have a total of 415,000 square feet of space when it is fully developed.

KKE Architects Inc. and Opus AE Group are the architects for the project.
