Comprehensive Plan: Existing Master Plan was adopted in 1998. The Village is currently working with Waukesha County on a cooperative Comprehensive Development Plan.

Basic process of approval or denial of a development plan:

• 1st The Village’s Plan Commission meets on the 2nd Thursday of each month at 7:00pm. Application submittals are due 3 weeks prior to the corresponding meeting date. Applicants have the option of utilizing a consultation with the Plan Commission. Consultations give applicants the opportunity to appear before the Commission for the purpose of discussing a potential project, rezoning, etc. Although the Commission cannot take action on a Consultation item, they can provide guidance and feedback to applicants. Such guidance and feedback will typically help applicants decide if they want to pursue a project further. The majority of projects seen by the Commission are site plan approval requests and conditional use grant applications.

• 2nd After application materials are submitted to Village Hall, Village staff forwards copies of the materials to both Village Planner and the Village’s Consulting Engineer. Both individuals prepare reports on proposed project requests for the benefit of the Plan Commissioners.

• 3rd Although some projects may only take one meeting to approve or deny, other applicants may have to return before the Commission numerous times prior to final action taking place. Aside from rezonings, final plats and certified survey maps, the majority of items are not forwarded to the Village Board for final approval.

TIF Districts: The Village of Pewaukee has one TIF District currently with no plans for more in the future.

Redevelopment Aid: The Village of Pewaukee offers two loan programs for commercial development downtown. The first is a Façade Loan Program, and the second is a Downtown Economic Development Loan program for new construction on targeted streets..

Projects:

– Lake Country Plaza- Retail/Office Development currently under construction at 615/617 Ryan Street. Project consists of one office building and one multi-tenant retail building. The office building includes a Fred Astaire Dance Studio.

– Pewaukee Commons Retail Development currently under construction at 1273-1279 Capitol Drive. Project consists of three separate multi-tenant retail buildings. One building will be occupied by both OfficeMax and The Rec Room Plus. Tenants for the other two buildings are currently unknown.

Time Schedule for Plan Approval: The Village of Pewaukee estimates that smaller projects take about two – three months, while bigger projects can vary in approval time.

Building or Growth Moratoria: There are currently no building or growth moratoria in place.

Environmental Issues: None specifically listed.
