Old Navy could fill Applebee’s space at Bayshore

Old Navy is in negotiations to open a store in the space at Bayshore Town Center in Glendale that will be vacated by Applebee’s when a new Applebee’s restaurant building is built there, according to a commercial real estate source.

Mall management said it is in discussions with “a leading national retailer” to move into Applebee’s current premises following the restaurant’s relocation in 2015. The space is located next to Sports Authority on the north end of the complex.

Bayshore Town Center General Manager David Moss said, “there’s no signed deals and no announcements yet for the (Applebee’s space) replacement.” However, he said negotiations are progressing and a deal is “very close” to being announced.

The “leading national retailer” in negotiations for the space is Old Navy, according to a commercial real estate source. The addition of an Old Navy store at Bayshore probably means that the Old Navy store at 9094 N. Green Bay Road in Brown Deer will close, the source said.

“I’d be surprised if they would (keep the Brown Deer store open),” he said. “They’re not going to keep two (stores in the same area).”

The new, 5,300-square-foot Applebee’s restaurant building at Bayshore Town Center will be built on a grassy lot at the southeast corner of North Port Washington Road and West Northshore Drive, across Northshore Drive from BD’s Mongolian Grill and Buffalo Wild Wings.

The site is just north of a surface parking lot next to the Trader Joe’s store. Parking is often hard to find there, but there should be enough parking spaces in the area to handle the addition of the Applebee’s store, Moss said. The peak times of operation for the restaurants in that area are different than Trader Joe’s peak times, and there is ample parking in the parking structure above BD’s and Buffalo Wild Wings, he said.

“That’s probably the best kept secret of the site,” Moss said.
