A new office building is planned at a vacant site northeast of West National Avenue and South 71st Street in West Allis. According to city documents, Max Meinerz of GG 003 LLC is proposing to build a two-story, 17,800-square-foot building at the site. A dental office will lease 3,500 square feet on the east side of the first floor, but the rest will be white-box space for future tenants. County documents state the building would house other medical office tenants. The project is expected to cost $2.2 million. It involves two sites: The vacant commercial site at the corner and an underused parking lot directly north. An alley exists in between the two parcels, and would be vacated by the city to make way for the development. The building's exterior would mostly consist of brick, fiber cement panel siding and aluminum storefront. The east-facing side of the building would be fiber cement siding, as it would face a neighboring building and not be very visible to the public, according to a city staff report. Patrick Schloss, West Allis community development manager, said the site was formerly occupied by an automotive repair shop, but the building was torn down a few years back. Meinerz would acquire the site from its Expert Realty & Investment LLC. The current owner is delinquent on its property tax payments. Meinerz would take over ownership of the site after working out an agreement with Milwaukee County to pay more than $157,000 in delinquent taxes. The agreement is to be taken up by the County Board's Economic and Community Development Committee. The city is actively involved in the site's redevelopment. It has spent $215,000 for environmental investigation, remediation and demolition work there, and will provide a loan to Meinerz for the project. The project plans are slated for consideration by the West Allis Plan Commission on Wednesday evening. Up for approval are the proposed alley vacation, site plans, landscaping plans and architectural plans. In their report, city staffers recommended the project be approved with certain conditions. Meinerz did not immediately respond to a request for comment.
