A nearly 1 million-square-foot industrial building could be developed on farmland near Amazon's Kenosha facilities, according to plans filed with the city. The plans show a 965,000-square-foot speculative industrial building proposed for 73.2 acres along 38th Street, east of I-94. The development site is specifically located southeast of the Amazon fulfillment center and distribution facility, directly east of the Gordon Food Service distribution center and north of the Kenosha Regional Airport. The proposed facility could have a single tenant or multiple tenants, according to plan documents. It could specifically accommodate a large distributor, packager, manufacturer or assembler. No specific companies were named. When fully built out, it would have an estimated value of between $50 million and $80 million. Between 50 and 500 employees would work at the facility, depending on the end-user. Construction could begin next summer. A specific construction scheduled would be provided once a development plan is finalized. The site is owned by members of the Swartz family, which filed the documents as part of a request to rezone the property to allow for heavy manufacturing uses. The development plans as of now are conceptual. The final size and configuration of the facility would depend on market conditions, specific users and "other factors," they family states. The current site plan depicts the potential, preferred building layout. A rezoning is necessary in order for prospective users to take the project seriously, according to the Swartz family. "Over the years, nearly every prospect has stated that in order to merit their serious consideration, an industrial zoning classification is necessary," the documents state. The property owners were not immediately available for comment.
