Elm Grove-based Luther Group LLC plans to develop a roughly 90,000-square-foot industrial building just east of I-41 on Milwaukee's far northwest side. The building would be constructed at 11601 W. Bradley Road, according to city records and an online listing. It will be built on approximately 6 acres of vacant land just south of two existing industrial flex buildings that Luther Group owns. Jason Luther, president and manager of Luther Group, said his firm bought the property in 2018, and had always contemplated developing another building on the southern 6 acres. Luther Group is moving forward soon with those plans now that the other two buildings are fully leased, he said. "We feel there's a market for this type of user in the city of Milwaukee," he said. Luther said he particularly likes the location because of its proximity to the I-41/Highway 45 corridor. The company has applied for a certified survey map, which would separate the 6-acre building site from the area where the two other buildings are located. Milwaukee-based The Barry Co. is working on leasing the space. Luther said there's been some interest from tenants, but nothing has been finalized. The online listing said the building could be ready this fall. But, Luther said he wasn't sure yet if the building would break ground in the spring. He said the project could move forward as speculative, or after a tenant is found. "There has been tenant interest. We’d love to see some form of a commitment from a tenant before we broke ground, but we’re not limited to that," he said. The building would go up next to another building Luther Group owns: A one-story office building at 11700 W. Lake Park Drive, the new home of Milwaukee based-Mindful Staffing Solutions LLC.
