Commercial real estate development firm Interstate Partners LLC plans to build an 82,000-square-foot speculative industrial building in Muskego.

The building would be constructed on a 25.7-acre site just east of the Elliott’s Ace Hardware store at S64 W15732 Commerce Center Parkway and northeast of the Walmart store at W159 S6530 Moorland Road.

“We believe the market demand is such that this high-quality building will attract new tenants to Muskego within 12 months of construction,” Interstate Partners president John Heller said in a letter to city officials.

The company hopes to break ground on the project in April and have it completed by Oct. 1.

Interstate Partners is in the process of securing a construction loan from The PrivateBank. The development firm is asking the city to pay for the cost of a sewer extension.

Waukesha County had an industrial space vacancy rate of 3.6 percent at the end of 2015, according to the latest Xceligent data.
