Indianapolis developer plans two apartment buildings for The Brewery

Projects would total 274 units

An Indianapolis-based development firm is planning two apartment buildings, totaling 274 units at the former Pabst brewery complex, now a mixed-use neighborhood called The Brewery, in downtown Milwaukee.

Milhaus Development has submitted plans with the city for two five-story buildings located on vacant land at 926 West Juneau Ave. and 1003 West Winnebago St.

The first building, on part of what is called Block 4 in The Brewery project, led by Zilber Ltd., would include 110 units and 7,000 square feet of first floor retail along Juneau Avenue.

The building would be built in a C-shape with a courtyard in the center. It would be across the street from Preservation Park, a new pocket park being planned at the southeast corner of Juneau Avenue and North 10th Street that will include steel panels along Juneau Avenue showing a timeline narrative of the former Pabst brewery’s development.

Residents would likely park in the neighboring parking structure, said Greg McHenry, director of development for Milhaus Development.

The second building, on Block 5, would include 164 apartments, a leasing office and amenities, including a fitness center and club room. The building would include a 170-space parking structure.

The apartments would range in size from 350-square-feet “eco-suites,” to studios to three-bedroom units. The eco-suites will cost under $1,000 a month. Three bedrooms will be around $2,400 a month, McHenry said.

The city’s plan commission will review the proposal in July. McHenry is hoping to break ground on the project in fall and begin delivering apartments in late next year into spring 2018.

Dan McCarthy, director of office leasing and development for Zilber Ltd., said there is only one remaining land site left in The Brewery complex is part of Block 1, a 1-acre parcel that is currently under contract.

Meanwhile, the Eleven25 student apartments will open this fall at 1125 N. Ninth St. in the former Pabst Brewing Co.’s bottling house. The apartments will feature 440 beds in 151 units on three floors in a mix of one-to four-bedroom apartments for students attending college in the Milwaukee metro area.

“The unique cultural context (of the Brewery) is very interesting,” McHenry said. “We see this as a genuine neighborhood with a lot of historical feel that can’t be replicated in other markets.”
